In short

SNAP Realty handles resale apartments in Bangalore, concentrated in Whitefield and the east of the city. Before you commit we work through the documentation — title chain, khata, encumbrance certificate, occupancy certificate, society dues and loan status — alongside your advocate. Prices are on request, because an asking price belongs to the seller and moves.

  • Documents checked before you commit
  • Ready and under-construction societies
  • Price on request — never a guess
Documentation

What gets checked on a resale flat

  • Title chain and mother deed

How ownership reached the current seller, with each link accounted for rather than assumed.

  • The seller's own sale deed

Registered, in the name of the person selling to you, and matching the unit being sold.

  • Khata and tax receipts

The khata in the seller's name — A khata or e-khata — and property tax paid up to date.

  • Encumbrance Certificate

An EC covering a meaningful period, to show no loan, lien or dispute is sitting on the property.

  • Occupancy Certificate

The OC for the building, plus the approved plan and sanctioned floors, so you know the unit is legally occupiable.

  • Society NOC and dues

A no-objection from the association and written confirmation that maintenance, sinking-fund and corpus dues are clear.

  • Loan status and originals

If the seller has a running loan, which bank holds the original documents and how the release is sequenced on registration day.

  • Power of Attorney

If the seller is abroad, whether the POA is valid, properly executed and actually covers a sale.

We sequence these documents and flag what looks wrong. The legal opinion itself is your advocate's — we work with yours, or refer one if you don't have one.

How it runs

A resale purchase, start to finish

  1. 1

    Shortlist and visit

We narrow to homes worth your time, then see them together — including the things photographs hide, like water supply, parking access and the state of the common areas.

  2. 2

    Agree terms

Price, what's included, who pays which transfer charge, and the timeline both sides can actually meet.

  3. 3

    Agreement of sale and advance

Terms in writing before money moves, with the conditions under which the advance is refundable spelled out.

  4. 4

    Verification and bank sanction

Document checks and your loan sanction run in parallel, so one isn't waiting on the other.

  5. 5

    Registration

Sale deed executed and registered at the sub-registrar office, with the loan release and payment sequenced to the same day.

  6. 6

    Handover

Khata transfer, society membership, and the electricity, water and gas connections put in your name.

Weighing it up

Resale or a new launch?

  • You see exactly what you're buying

A finished flat in a running society — actual light, actual noise, actual neighbours — instead of a render and a promise.

  • You move in sooner

No construction timeline to wait out, and no rent running alongside your EMI.

  • The building has a history

Ask about the age, water source, structural repairs, lift replacements and how well the sinking fund is kept. This is where a resale can quietly cost you.

  • More money up front

A resale is largely paid at registration rather than spread over construction milestones, so the cash requirement early on is higher.

  • Price is set by a seller, not a rate card

There's room to negotiate, and no fixed developer price list to point at. We'll tell you where an asking price sits against recent transactions in that society.

FAQ

Common questions

What does resale mean on this site?

A home being sold by its current owner rather than by the developer. That includes completed, occupied societies and under-construction projects where the original buyer is transferring their booking.

Why don't you publish resale prices for each flat?

An asking price belongs to the seller and changes. Where we have confirmed an indicative rate range for a society, it appears on that society's own page; for an individual unit, ask us and we'll tell you the current position.

Can I get a home loan on a resale flat?

Usually yes. Banks look at the property's documents and age as well as your own eligibility, so it's worth having the society's paperwork checked early. If we think a property will be hard to fund, we'll say so before you commit.

What costs come on top of the price?

Stamp duty and registration charges, society transfer or NOC charges, any pending dues, and your own legal and loan processing costs. We give you an itemised estimate for your specific transaction rather than a figure on a web page, because it depends on the property and the society.

Which societies do you cover for resale?

The societies listed on this page, each with its own page of details. If the one you're after isn't here, ask — we may still have inventory or a contact there.

Can an NRI buy a resale flat through you?

Yes, and it's a large part of what we do — video walkthroughs, document checks and paperwork sequencing for buyers who can't be here in person, coordinated with your CA and advocate.
