Cost of Buying

What Buying Property in Bangalore Actually Costs

Beyond the property's price, expect to pay stamp duty (2–5%, on a slab basis), a 2% registration fee, and an e-Khata transfer — plus TDS if buying from an NRI seller. Karnataka's registration fee rose from 1% to 2% effective 31 August 2025.

Registration

The registration fee — and why it changed

Karnataka's registration fee increased from 1% to 2% of property value, effective 31 August 2025. This applies on top of stamp duty, not instead of it.

After registration

Why e-Khata transfer isn't optional

An e-Khata is your digital property tax and ownership record with the local municipal authority. It needs to be transferred into your name after registration — without it, you can run into problems later selling the property, taking a loan against it, or proving clean title.

FAQ

Common questions

What is the stamp duty rate in Bangalore?

Karnataka charges stamp duty on a slab basis — a lower percentage for lower-value properties, rising for higher-value ones. Confirm the exact current slabs and any applicable rebates (for example for women buyers, where they exist) with your advocate before budgeting, as these are periodically revised.

How much is the registration fee?

Karnataka's registration fee was revised upward from 1% to 2% of property value, effective 31 August 2025. Confirm the current rate at the time of your purchase, since this too is subject to revision.

What is an e-Khata and why does it matter?

An e-Khata is the digital property tax and ownership record maintained by the local municipal authority. Without a valid Khata transferred into your name, you may face difficulty selling the property later, getting a loan against it, or proving clean title. Make sure Khata transfer is completed after registration, not left pending.

What is Kaveri 2.0?

It's Karnataka's online property registration portal used to book slots, pay stamp duty and registration fees, and complete document registration. Your advocate or SNAP Realty can walk you through the process step by step.

Are there extra costs specific to NRI buyers?

The stamp duty and registration fee are the same regardless of residency status. What differs for NRIs is the TDS treatment (if buying from an NRI seller) and the banking channel used for payment — see our buying page for details.

Can I get an estimate of my total cost before committing?

Yes — share the property details and price with us and we'll walk through the applicable stamp duty, registration fee and other costs so you have a clear total before you commit funds.

Do these charges apply to an assignment sale or EOI booking too?

Stamp duty and registration apply when the property is finally registered in your name, which for an assignment sale happens at a different point than for a straightforward resale. Confirm the sequencing and any assignment-specific charges with your advocate before paying an EOI or assignment amount.
