In short

These are new launch projects in east Bangalore that we've walked ourselves. For each one we check the RERA registration, the approved plan and the developer's written price list and payment schedule, then explain the configurations and the fine print before you register. Where a figure isn't confirmed, the page says so.

  • RERA registration checked first
  • Developer figures in writing, not verbally
  • We walk the site with you
How we cover a project

What we do before a project appears here

  1. 1

    Visit the site

Not the marketing suite — the plot, the approach road, what's being built next door and what the commute actually feels like at 9am.

  2. 2

Read the filing, not the brochure

The RERA registration, the approved plan and the sanctioned number of floors, so what's promised matches what's permitted.

  3. 3

    Get figures in writing

The current price list, the payment schedule and what's included. A verbal quote from a sales desk isn't a figure we'll publish or repeat.

  4. 4

    Walk you through the agreement

The agreement of sale decides what you actually get. We go through the possession date, delay clause, area definition and amenity list with you before you sign anything.

  5. 5

    Stay on it after booking

Milestone payments, construction progress, registration and handover — the part most people are left to chase alone.

Before you book

What to check on any new launch

  • The RERA registration

Every registered project has a number you can look up yourself on the Karnataka RERA portal. Do look it up — don't take a screenshot for it.

  • Carpet area, not super built-up

RERA requires the carpet area to be stated. Compare projects on carpet area, and ask what the super built-up figure includes.

  • The payment schedule

Instalments should follow construction milestones. A schedule weighted heavily to the start shifts the risk onto you.

  • The possession date in the agreement

The brochure date and the agreement date are often different. Only the agreement one matters, along with the clause covering what happens if it slips.

  • What's actually included

Which amenities, specifications and fittings are in the agreement rather than the render — and what the artist's impressions are explicitly not promising.

  • The developer's finished work

Visit something they completed five years ago. It tells you more about your future home than any launch event.

  • Total cost, not the headline rate

Floor rise, amenity charges, parking, deposits, stamp duty, registration and GST where it applies all sit on top of the per-square-foot number.

Why some pages have no number on them

We publish a price only once it's confirmed

Until a project is registered with Karnataka RERA, it cannot legally be advertised with a price, a size or a possession date. For those projects we describe the project and let you register interest — and nothing more. Once registration comes through and the developer confirms figures, the page gets them.

So when a page here says "price on request" or "to be confirmed", that is the literal truth rather than a way of making you call: we don't have that figure confirmed yet, and we'd rather tell you than guess.

FAQ

Common questions

What counts as a new launch?

A project that is registered with RERA and open for booking, where construction has recently started or is about to. Projects not yet registered sit on our EOI page instead, with no price, size or date shown.

What's the difference between the New Launch and EOI pages?

New Launch projects are RERA-registered and can be booked. EOI projects are pre-launch: you can register early interest, but nobody can quote you a price, a size or a possession date until registration comes through.

Is the price in a developer's brochure final?

No. Price lists move between phases and a brochure may be older than the current list. Ask us for the current confirmed figure before you plan your budget around it.

Do you charge me a fee on a new launch booking?

On new launch projects we're appointed by the developer as a registered channel partner. If any charge would apply to you on a particular project, we tell you before you register rather than afterwards.

Can I book a unit before the project is RERA-registered?

No. A project must be registered before it can be marketed or booked. Before that stage, the most you should do is register interest, and only ever on written terms.

Will you come to the site with me?

Yes. We visit with you, and we'll also tell you when a project isn't right for what you've described — which is usually the more useful visit.
