Why it matters

Why work with a RERA-registered agent

SNAP Realty is a RERA-registered real estate agency (Reg. No. PRM/KA/RERA/1251/446/AG/260704/007472). For an NRI transaction — often run entirely over calls, email and courier, without a chance to walk into an office and check — that registration is a verifiable fact you can look up independently on the Karnataka RERA portal, rather than something you have to take on trust.

We’re not a substitute for your CA or advocate on the tax and legal work itself — the table below sets out who does what.

FAQ

Common questions

Can I sell or buy property in Bangalore without visiting India?

Yes — most NRI transactions run on a Power of Attorney, with documents couriered or video-witnessed for signing, and the transaction coordinated remotely. Your advocate confirms exactly what your specific transaction needs.

Do NRIs pay a different TDS rate than resident sellers?

Yes, the TDS rules that apply to a buyer purchasing from an NRI seller are different from a resident-to-resident sale. The exact rate and threshold depend on your situation — confirm the current figures with your CA before a transaction.

What is a lower or nil deduction certificate, and do I need one?

It's a certificate from the Income Tax Department that lets your buyer deduct TDS at a lower rate than the default, based on your actual tax liability rather than the full sale value. Whether you need one, and how to apply, is something your CA determines and files.

Can I repatriate the sale proceeds abroad?

Generally yes, subject to RBI/FEMA limits and the correct account route (typically an NRO account with the relevant CA certification). Current limits and documentation requirements should be confirmed with your CA at the time of the transaction.

Can NRIs buy any type of property in India?

NRIs can buy residential and commercial property, but are not permitted to buy agricultural land, plantation property or a farmhouse under FEMA rules. Inherited agricultural land is treated differently — check your specific situation with your advocate.

What happens to my property if I can't manage it from abroad?

That's what our flat-fee property management covers — tenant sourcing, rent collection and routine upkeep, reported back to you regularly, so the property doesn't sit unmanaged while you're away.
