Owning a property in Bangalore while living abroad usually means relying on a relative or a percentage-fee broker — neither built for the job. SNAP Realty manages your property on one flat annual fee covering tenant sourcing, rent collection and routine upkeep, with regular updates so you're never in the dark.
What usually goes wrong with an unmanaged NRI property
Three patterns come up again and again: a relative asked to keep an eye on things who isn't equipped to chase a late-paying tenant or arrange a repair; a broker paid a percentage of rent, whose incentive shifts with your rent amount rather than the property's condition; or a property left entirely unmanaged between tenancies, sitting vacant and generating no income.
What's included in the flat fee
| Included | What it covers |
|---|---|
| Tenant sourcing | Shortlisting, screening and placing tenants for your property. |
| Rental agreement | Drafting and registering a compliant rental agreement. |
| Rent collection | Collecting rent on schedule and transferring it to your account. |
| Routine upkeep | Coordinating minor repairs and maintenance between tenancies and during. |
| Periodic inspection | Checking on the property's condition at regular intervals. |
| Reporting | Keeping you updated on the property's status while you're abroad. |

Does a tenant need to deduct TDS on rent paid to an NRI landlord?
Yes. When a tenant pays rent to an NRI landlord, they're required to deduct TDS on the rent before paying it — a different rate and process than renting from a resident landlord. We make sure this is set up correctly with the tenant from the start of the tenancy.
To be confirmed — the exact current TDS rate and surcharge that applies to rent paid to an NRI landlord — confirm with your CA.
How you stay updated while you're away
We send you periodic reports on your property's status, tenancy and any issues that come up, so you have visibility without needing to be there.

Common questions
What goes wrong when NRIs leave a property with a relative or an unmanaged broker?
The two most common problems are a well-meaning relative who isn't equipped to handle tenant issues or rent collection promptly, and a percentage-fee broker whose incentives shift with your rent amount rather than staying aligned with keeping the property well cared for. A flat-fee, accountable service avoids both.
Is your management fee a percentage of rent or a flat fee?
It's one flat annual fee, not a percentage of your rent — so our incentive doesn't change based on what your unit rents for.
Does the tenant have any tax obligation when paying rent to an NRI landlord?
Yes — a tenant paying rent to an NRI landlord is required to deduct TDS on the rent before paying it, at a different rate and process than renting from a resident landlord. We make sure tenants understand this obligation upfront, but the exact current rate should be confirmed with your CA.
How do I know what's happening with my property if I'm not there?
We send you periodic updates on the property's status, tenancy and any issues that come up.
Can you handle a property that already has a tenant in place?
Yes — we can take over management of an existing tenancy, including transferring rent-collection responsibility and reviewing the existing rental agreement.
What's the notice period if I want to stop the service?
Confirm the current notice period and any exclusions with us directly when you sign up — this varies by arrangement.
