In short

SNAP Realty prepares rental agreements for homes in Bangalore — drafted around what the landlord and tenant actually agreed, printed on e-stamp paper, signed by both sides and, where the term requires it, registered at the sub-registrar's office. Send us the details on WhatsApp or the form and we take it from draft to signed copy.

  • Drafted around what landlord and tenant actually agreed
  • E-stamped, signed and handed over as a clean copy
  • Registration coordinated where the term needs it
How it works

From a WhatsApp message to a signed agreement

  1. 1

    Share the details

Names of the landlord and tenant, the flat's address, rent, deposit, start date, term and anything special you've agreed — on WhatsApp or the form below.

  2. 2

    We draft it

A clear agreement built around those terms, with the clauses that usually cause disputes spelt out: deposit deductions, notice, lock-in, maintenance and repairs.

  3. 3

    Both sides review

Landlord and tenant read the same draft and ask for changes before anything is stamped. Nothing is printed until both are happy.

  4. 4

    Stamp and sign

The final version goes on e-stamp paper of the right value for your agreement, and both parties sign with witnesses.

  5. 5

    Register if needed

Where the length of the tenancy means it has to be registered, we coordinate the sub-registrar appointment. Each side keeps a signed copy.

What goes in

What a good rental agreement covers

  • The parties and the property

Full names, addresses and the exact flat — tower, unit number and society — along with parking slots and anything else included.

  • Rent and escalation

The monthly rent, the date it's due, how it's paid, and by how much and when it rises on renewal.

  • Security deposit

The amount, how it's held, and the specific conditions under which anything can be deducted when the tenant leaves.

  • Notice and lock-in

How much notice each side must give, and whether there's a minimum period before either can end the agreement.

  • Maintenance and repairs

Who pays the society maintenance, and who fixes what — routine wear versus major repairs.

  • Inventory and meter readings

A list of furniture, appliances and fittings handed over, and the electricity and water readings on day one.

  • Use of the home

Residential use only, subletting, pets, and any society rules the tenant agrees to follow.

  • Renewal

How the agreement is renewed, and whether the rent revision is already fixed or left to agree later.

Who it's for

Landlords, tenants and owners abroad

  • Landlords letting a flat

Protect the deposit terms, the notice period and the condition of your home in writing, before the keys change hands.

  • Tenants moving in

Know exactly what you're agreeing to — and get the deposit and deduction terms on paper rather than in conversation.

  • NRI landlords

Sign through a Power of Attorney holder in India while we coordinate the rest remotely.

  • Renewals and changes

A fresh agreement at renewal, or an amendment when the rent or terms change mid-tenancy.

We prepare and coordinate the paperwork; we're not a law firm. For a disputed or unusual tenancy, have your own advocate review the draft — we're happy to work with them.

FAQ

Common questions

Can SNAP Realty prepare a rental agreement if you didn't find the tenant?

Yes. Rental agreement drafting and registration support is a standalone service — share the details on WhatsApp or through the form and we'll prepare it, whoever found the tenant.

What details do you need to draft a rental agreement?

The landlord's and tenant's full names and addresses, the flat's address, the rent, deposit, start date and term, the notice period and lock-in you've agreed, and a list of what's included — furniture, appliances and parking.

What documents are usually needed?

Identity and address proof for the landlord and tenant, proof that the landlord owns the flat (such as the sale deed or a property tax receipt), and a Power of Attorney if someone is signing on the owner's behalf.

How much stamp duty is payable on a rental agreement?

It depends on the rent, the deposit and the term, so we work it out for your agreement and tell you before anything is paid. We don't publish a single figure because it changes from one agreement to the next.

Does a rental agreement need to be registered?

It depends on the length of the tenancy. Most homes in Bangalore are let on shorter agreements that are renewed; we tell you before drafting whether yours needs registering, and coordinate the sub-registrar visit if it does.

Can an NRI landlord sign a rental agreement from abroad?

Yes. A Power of Attorney holder in India can sign on the owner's behalf, and we coordinate the drafting, stamping and signing remotely.
